What is a master planned community?
A master-planned community is a residential development designed with a comprehensive plan that includes a variety of housing options, walking trails, recreational facilities, and other amenities to create a cohesive and integrated living environment.
Where is Flora located?
Flora is situated in Hutto, approximately 30 minutes northeast of downtown Austin, TX.
In what school district is Flora located?
Hutto Independent School District (ISD).
How big is flora?
Flora spans approximately 835 acres and is projected to feature around 2,800 single-family homes once fully developed.
What amenities are planned for Flora?
Flora’s first phase will include walking paths, trails, and expansive open spaces. Subsequent phases will extend these paths, adding pocket parks, playgrounds, and other amenities embodying Flora’s unique lifestyle.
The Market Square, a sprawling ~5-acre amenity site, will also be a part of Flora’s first phase. This site comprises The Well — a resort-style pool — and The Bloom House, a 5,300 square-foot amenity hub with a fitness center, lobby, event room, coffee bar, and co-working space. Additionally, it offers a playground, splash pad, gardens, and versatile open spaces for community gatherings. One of those open spaces, The Haven, offers various seating areas, a fire pit, and a television for communal enjoyment.

Who are the homebuilders?

Homes will start from the high $300’s, running into the $700’s+.
Lifestyle & Community Events
What types of events will the community hold?
As the community grows, so will Flora’s event calendar. A master-planned community like Flora can accommodate events of all sizes, from intimate 10-person garden gatherings to large-scale outdoor concerts and food truck festivals at Flora’s Market Square. Initially, events will be curated by Flora’s lifestyle director, but over time, resident input will shape the event schedule.
What types of community clubs will be available to residents?
Residents have virtually limitless opportunities to establish community clubs, either independently or in collaboration with the HOA and lifestyle director, should they desire. From running and gardening to fitness boot camps and the performing arts, Flora residents can explore a wide array of interests and activities.
Will any areas be available to rent for private events?
Yes, with the exact areas to be determined. There are multiple open-air pavilions at Market Square, a large outdoor seating area with a fire pit at The Haven, and an indoor event room with multiple televisions that are all conducive to private rentals.
Will there be cabanas around the pool?
Yes, there will be a handful of pool cabanas available to residents.
Will there be co-working spaces in The Bloom House, the main amenity building?
Yes, the interior spaces were designed with multiple uses in mind, including co-working. There are different styles of seating areas equipped with ample outlets, and two work pods for individuals seeking privacy within the larger open spaces.
Homeowners Association & Municipal Utility District
What is a homeowners association (HOA)?
An HOA runs community maintenance and operations, such as landscaping, holiday decorations, event coordination, pool cleaning and lifeguards, and janitorial services. The HOA is essential to maintaining Flora’s high-quality look and feel while assisting residents with any community-related issues that arise.
What are the annual HOA assessments?
$1,050/year.
What is a Municipal Utility District (MUD)?
A MUD is a governmental entity that owns, maintains, and operates utility facilities that serve community residents (i.e. drainage and wastewater).
